How does an Auction Work? - A Real Estate Auction is a time proven and effective method of selling real estate. It is an accelerated real estate marketing process that results in an exciting public sale of any property through competitive bidding.
- From the day the seller signs the contract and provides the property information, a marketing plan specific to the property is put in place to reach every possible potential buyer for the property being offered.
- A Bidder Information Kit that includes specific property information is made available to buyers on our website, convenient for downloading.
- We schedule 2 to 3 specific dates and times for potential buyers to come to the property and complete onsite inspections. An onsite Real Estate agent is also available to respond to buyer questions.
- Then, on auction day, potential buyers, Excelerate Auction Group representatives, buyer's real estate agents and other interested parties gather at the property or in another convenient location to bid on the property. Usually, there is no registration deposit fee; however, a cashier's check or cash of a specified amount is required to register to bid. A 5 to 10% down payment is due on the day of auction for the winning high bidder, and the balance is due within 30 days of the auction. The auction terms are different at each auction, especially if seller financing is offered or the seller's preferences deem otherwise.
- The seller determines the type of auction that is best for his or her property (i.e., disclosed reserve, undisclosed reserve, or absolute [no minimum bid]). The actual bidding is accepted in increments determined by the auctioneer, and all property is SOLD as is, where is!
